Home Buying Questions and Answers

Q: I’m thinking about buying a home. Where do I start?
A: A Buyer Consultation is a great place to start. We’ll go over the entire process step by step and answer any questions to help you feel comfortable and informed. We believe that an informed consumer is an empowered consumer. If you have not yet met with a lender, we can recommend several that our clients have had good experiences with in the past. Your lender will help you determine the loan program and price range that are right for you. Your lender will issue a pre-approval letter. This means the lender has committed to loaning you money subject to the house you choose to buy. Being pre-approved for a loan will make you attractive to sellers because the contract is less likely to be tied up with financial issues.


Q: Why do I need an agent to help me find a home with all of the technology and advertising available?
A: An excellent real estate agent is your most important resource and ally when buying a home. The internet has put vast amounts of information at our finger tips, but it does not sort the good information from the bad, nor can it impart the skills and knowledge that come with years of professional experience. As your agents we adhere strictly to the REALTOR® Code of Ethics and our own Core Principles. We’ll work to both protect and advance your interests throughout the process. Our job is not to “sell” you on a particular home, but to advise you and give you the benefit of our experience and expertise.


Q: What should I consider when I start to look for a home?
A: First, put together a list of features and benefits you want in a home. Think of such things as pricing, location, size, and amenities. If you can't get a home at the price you want with all the features you're looking for, decide what features are most important to you and rank them in priority so you know what you can and can't live without. For instance, would you be willing to have smaller bedrooms in exchange for a larger kitchen? You should also consider your future needs. Maybe now is the time to buy a larger home rather than buying a small home and expanding it in the future. We can help you compare the price of homes with the features you are looking for or suggest alternate uses of space.


Q: Do you cooperate with other companies' agents?
A: We work cooperatively with all companies and agents that participate in the Columbus Board of Realtors Multiple Listing Service. We can show and sell any property regardless of list agent or brokerage.


Q: How are buyer's agents compensated? 
A: We are paid from the seller’s proceeds of the transaction. Still, our fiduciary responsibilities are to you as the Buyer.


Q: How do I choose between renting and buying?
A. We always advise our clients to really think about their future when deciding whether or not to buy a home.  Perhaps the most important consideration is how long you will be there.  It can take 5-7 years to absorb the costs of acquiring a mortgage. Remember, buying a home is a long-term investment, not a short-term endeavor. If you  know you will be in a home for some time, home ownership has many advantages over renting. With interest rates at historic lows, most people find that their monthly mortgage payment is less than rent. There are tax benefits that also make owning a home financially attractive. Mortgage interest, property taxes, and points paid for the loan are all tax deductible.  If you secure a fixed-rate loan, you have the peace of mind of knowing that your monthly mortgage amount will not change substantially over time. Renters, on the other hand, are subject to the whims of their landlords. On a personal level, you will enjoy the freedom to make decisions about how you live. You can decorate to your own tastes, make improvements that fit your lifestyle, and keep whatever pets you like. You also will enjoy the peace of having your own space. 


Q: Should I buy first, or sell first?
A: It all depends on your situation. Do you need the equity in your current home in order to buy your next home? If so, then you will want to list your home before beginning to look for your next home. We’ll discuss with you the particulars of your situation to determine what is best for you.


Q: As a buyer, do I have the right to obtain past information about the property I'm interested in purchasing?
A: Yes. Sellers are required to disclose all known property defects. We will request the Residential Property Disclosure and any other important records on your behalf in writing. We also strongly urge all of our buyer clients to hire a certified home inspector to evaluate the home’s interior and exterior elements.


Buyer Representation


Buyer Consultations Buying a home is probably the largest financial investment you will ever make. I believe that my buyer clients should be fully informed about the process and their rights from the very start. Topics I cover include understanding the purchase agreement and possible clauses, understanding short sales and foreclosures, the importance of the home inspection, and what to expect throughout the closing process.


Customized Listings Websites I design customized listing websites for each of our clients. These websites come directly from the Columbus area Multiple Listing Service and our customized to each clients specifications. You’ll receive daily emails with homes in your price range, desired location, and other specifications. Unlike other home searches, your website will have the latest, most reliable information available.


Showings I can show and help you purchase any home regardless of list agent or brokerage. I make viewing homes organized, efficient, and stress-free.


Constructing the Offer and Negotiating Once you have found the right home, I will do a market analysis to determine its market value and construct an offer to achieve your goals.


Transaction Management There are many steps that we must negotiate successfully to get you to the closing table. I will work with your lender, home inspector, attorney, and other professionals to coordinate and manage the details of your transaction.


 
Commissions for both the buyers’ agents and list agents are paid by sellers. As a buyer you are in the enviable position of having your representation paid for you!
