What are the Steps to Selling a Home?


Step 1 Meet and get to know one another
 A Listing Consultation is an opportunity for me to share what makes myself and my approach to selling homes different from that of other agents. Just as importantly, it’s your time to tell me what you are looking for in an agent and to discuss your goals and motivations. Once we understand your situation, we can plan a course to get you where you want to be!


Step 2 Determine your home's Market Value
I will view your home in person and prepare a Comparative Market Analysis to arrive at an accurate estimate of value. My CMA will include homes similar to yours that are currently being marketed for sale, are currently in contract, have sold recently, and have expired recently. If you have used any of the property valuation programs on-line, please keep in mind that they only take into account the most basic computer generated data. If you look closely at these sites you will find disclaimers telling you that their estimates are only starting points and recommending the professional assistance of a licensed real estate agent or appraiser in determining actual market value. It takes experience, market knowledge, and an understanding of buyer motivations to accurately appraise a home’s value. My goal is always to avoid the pricing problems that could slow or prevent the sale of your home.


Step 3 Calculate an estimate of your net proceeds after the costs of selling 
You probably are already aware of some the costs associated with selling a home such as your mortgage payoff and commissions. Others you may not be aware of such as certain title fees. I will provide as accurate an estimate as possible so that you know where you stand. This may or may not be the right time to sell for you. I want you to have the information to make the right decision.


Step 4 Stage your home to sell
 Homes that are staged sell faster and for more money than their unstaged competition. Buyers make very quick judgments about the homes they see. I will walk each room of your home and offer specific advice to create a fantastic first impression.
           

Step 5 Customize a marketing plan for your home
 Every client's home and situation are unique. My marketing will focus on what is special about your home to distinguish it from similar properties and will provide the widest exposure possible. I will use both traditional and cutting edge methods to sell your home. My comprehensive marketing plans far exceed those of most other agents.


Step 6 Begin title work
I will need to be certain that your home is legally transferable to a buyer before marketing it for sale. A preliminary title search will identify any problems or errors on public records that could derail a potential sale.


Step 7 Objectively evaluate Purchase Offers
 Each offer will contain numerous terms and clauses including the offer price, the buyer’s loan program, fees and who will pay them, property to remain with the home, etc. I will give you my unbiased professional opinion as to whether you should accept, reject, or counter any purchase offers.


Step 8 Negotiate for the best possible terms on your behalf
Every transaction involves two sides with very different view points and objectives. It takes a good deal of skill and knowledge to bring buyer and sellers to a consensus. My skills have been honed through training and experience. I know how to advance your interests throughout the process without alienating the other side.


Step 9 Keep the process on track and everything in order
Coming to terms with a buyer on a purchase contract is not the end of the story. I will work to hold the contract together through the inspections and tests, the remedy negotiations, and other contractual contingencies. The terms of the contract are time sensitive and the contingencies must be met and removed by the specified dates.


Step 10 Bring the sale to a successful close
Bringing together the many details prior to closing is a critical part of my job. This is when we work behind the scenes focusing on the fine points and coordinating with buyers’ agents, lenders, appraisers, attorneys, title company representatives, and the closer to ensure that everything comes together as it should. I will represent you at the closing and resolve any last minute issues that may arise quickly and efficiently. Once all of the documents are signed, legal ownership of the home will be transferred to the buyer. You'll be ready to move on!

Receiving an offer, negotiating the terms, and going into contract are just the first steps of transaction management. This is when I work behind the scenes to keep the process moving forward. I work with the buyer's agent, loan officers, attorneys, home inspectors, appraisers, and title company representatives to resolve any issues and ensure that a contract ends with a closed sale.
